Some areas are heating up fast, while others are rewarding buyers with more choice. Here's what's happening across the six sub-markets I watch closest. ## The big picture Across Renfrew County, **133 homes sold in September** — down about 5% from last September. But the headline isn't the sales count; it's the inventory. Active listings are up 16–28% compared to the last three Septembers, which means buyers have the most choice they've had in years. In a market like this, sharp pricing wins. ## Petawawa: the momentum market Petawawa is the story of the month. Sales jumped **58% in September** (19 sales vs. 12 last year), and with 285 sales year to date — up nearly 16% — it's the county's volume leader. Homes are moving in just **32 days** on average, the fastest turnover of any sub-market. The year-to-date average price sits at $535,827, up 2.4%. If you're selling in Petawawa, the demand is there. If you're buying, be ready to move. ## Pembroke: prices doing the heavy lifting Pembroke held steady on volume with 19 September sales, but prices are climbing: the September average of $378,832 is **up 17% year over year**, and the year-to-date average of $393,628 is up nearly 7%. At 36 days on market, well-priced homes aren't sitting long. Sellers are capturing real gains here. ## Laurentian Valley: strongest price growth Laurentian Valley posted the **strongest price growth of the six sub-markets** — the year-to-date average price of $551,233 is up 10.8%. Twelve homes sold in September (up 9%), and the 37-day average time on market keeps things moving at a healthy pace. The average price of $380,321 is up 3.5% year to date. But here's the catch — at 75 days on market, Deep River is the slowest-moving of the six. But when homes do list, they move — **32 days on market** on average, tied for fastest in the county. The year-to-date average price of $386,192 is essentially flat. A small market, but an efficient one. ## Laurentian Hills North: the premium pocket No sales in September, and only 6 all year — but those averaged **$596,650, the highest of any sub-market**. This is a niche, premium corner of the county where each sale counts. At 97 days on market, these listings take time to find their buyer. ## What it means for you **If you're selling:** Petawawa, Pembroke, and Laurentian Valley are working in your favour — but rising inventory across the county means pricing it right the first time matters more than it did a year ago. **If you're buying:** you have more choice than you've had in years, especially in Deep River and the surrounding townships.
